The Palmerston Road redevelopment transformed a brownfield site into a mixed-use scheme comprising four new buildings, including two residential towers delivering 187 apartments, office space, and commercial/community accommodation. Toureen completed a major structural and infrastructure package, while innovative design solutions saved £812,000, reduced the programme by eight weeks, and significantly lowered excavation and concrete volumes.

The Palmerston Road redevelopment has transformed a previously developed brownfield site through the construction of four new mixed-use buildings, including two landmark residential towers of 15 and 17 storeys.

The completed scheme provides 187 residential apartments, 1,165 sq m of office accommodation (Use Class B1), and 695 sq m of flexible commercial and community space. The development also includes vehicle and cycle parking facilities, together with high-quality public realm and landscaping works.

Toureen delivered an extensive package of works on the project, including site establishment, cut and fill earthworks, sheet piled retaining walls, piling mat construction, and general attendance to piling operations. Additional works included reinforced concrete pile caps and ground beam foundations, basement construction, reinforced concrete ground floor slabs, capping beams, and the reinforced concrete superstructure frames.

Toureen also undertook the design, supply, and installation of precast walls and stair core staircases, the construction of two tower crane bases, below-ground drainage systems, and the installation of all required service ducting infrastructure.

Through early contractor involvement and a collaborative approach with HG Construction, Toureen introduced a number of innovative solutions that delivered significant value to the project. These included an alternative foundation design that generated savings of £812,000 while reducing the programme by eight weeks.

Further efficiencies were achieved through redesign of the basement layout in partnership with the design team, resulting in a reduction of 1,834 m³ of excavated material and 1,563 m³ of concrete.
