Toureen was appointed as Principal Contractor for the development of two hotels directly connected to London Heathrow Terminal 4. The adjoining Crowne Plaza London Heathrow Terminal 4 and Holiday Inn Express London Heathrow Terminal 4 provide a combined total of 755 guest rooms.

This prestigious development comprised an eight-storey reinforced concrete framed structure with two basement levels, delivered within the highly constrained operational environment of one of the world’s busiest airports.

Toureen successfully secured the project through the proposal of an alternative foundation and retaining wall solution, which provided substantial value engineering benefits. Through the redesign and optimisation of these structural elements, significant cost savings were delivered to the client over the course of the project.

Designing and constructing within the constraints of the Heathrow estate presented a number of complex challenges, particularly in relation to proximity to existing live service routes and restricted working areas. Toureen implemented a range of innovative engineering and construction methodologies to safely overcome these constraints while maintaining programme certainty.

Sustainability was also a key focus of the project. Toureen introduced an initiative to reduce the development’s embodied carbon through the specification of a reinforced concrete mix incorporating 40% cement replacement.
